Tucked inside a quiet, wooded community on Poconos Lake, this 4-bedroom, 2-bath retreat near Lake Harmony is where mountain charm meets comfort and style. With access to a private beach, community pool, tennis, and basketball courts, plus trails and lakes for kayaking and biking, it’s the kind of place where your days write themselves. Bedroom 1 Spacious and sunlit, this room features a king bed, dual nightstands, and calming forest views—perfect for slow mornings and early nights. Bedroom 2 A cozy upper-level room with a queen bed and single bed, great for a couple with a child or a trio of friends. Bedroom 3 Ideal for groups or kids, this fun attic-style room includes a queen bed and three single beds with plenty of space to spread out. Bedroom 4 A bonus sleeping space with a sofa bed—perfect as a movie nook, reading spot, or overflow room for flexible group setups. Bathroom 1 & 2 Both full bathrooms are updated with modern tilework, fresh linens, and thoughtful touches like a hair dryer, body products, and great lighting. Kitchen & Dining The fully stocked kitchen has everything you need to cook, while the large dining table seats 8+ for meals, games, and late-night wine chats. Outdoor Space Step out to a private deck with a hot tub, fire pit with Adirondack chairs, and peaceful views of the surrounding trees.

1. Guests, Occupancy & Parties Parties, events, or gatherings of any kind are strictly prohibited. The number of guests at the property must never exceed the number listed on the reservation. Base rate includes up to 6 guests Additional approved guests: $25 per person, per night Maximum of 4 vehicles allowed at the property All visitors must be approved by the owner in writing prior to arrival. Unauthorized guests or visitors constitute a violation of this agreement. Unauthorized Guests or Events If unauthorized guests, parties, or gatherings are discovered: The reservation may be terminated immediately without refund. Guests may be required to vacate the property. The renter agrees to pay all additional documented costs including, but not limited to: -Extra guest fees -Additional cleaning -Trash removal -Damage repair -Community fines -Security or disturbance-related charges All charges will be documented and submitted through the booking platform. 2. Noise Policy Quiet hours are strictly enforced from 10:00 PM – 8:00 AM. Guests must keep noise to a minimum at all times so as not to disturb neighbors. Excessive noise at any time — including loud music, outdoor speakers, yelling, or complaints from neighbors — is a violation of this agreement. If law enforcement or community security responds due to a disturbance, the renter agrees to cover any associated fines or charges and understands the reservation may be terminated immediately without refund. 3. Adherence to Towamensing Trails Community Rules NO FIREWORKS are permitted within the Towamensing Trails community. Renters and their guests must comply with all Towamensing Trails community rules during their stay. The community speed limit is 25 MPH. Additional rules are posted at community amenities and must be observed. Any tickets, citations, or fines incurred by the renter or their guests shall be the sole responsibility of the renter and must be paid in full prior to check-out. 4. Parking There is plenty of parking available in the front yard as well as in front of the garage. You should have no trouble parking up to 6 vehicles. Please note that street parking is not allowed in the community. One exterior security camera is installed above the garage and monitors the driveway and entrance for compliance with occupancy and parking rules. 5. Assumption of Risk / Property Hazards The renter acknowledges that normal hazards exist in and around the property and assumes all risks associated with use. Snow and ice may make driveways, stairways, decks, and walkways slippery and dangerous. Extra caution is required. Children must be supervised at all times, especially on decks, near the fire pit, and around the hot tub. Guests are solely responsible for the safety and supervision of children. 6. Smoking & Vaping Policy Smoking or vaping inside the home is strictly prohibited. If there is evidence of smoking inside the property, the renter agrees to a minimum $1,500 additional cleaning and remediation fee to cover deep cleaning, ozone treatment, odor removal, laundering of linens, HVAC filter replacement, and any restoration necessary to return the property to a smoke-free condition. This fee reflects remediation costs and is not a penalty. Outdoor smoking is permitted only at least 50 feet away from the home and away from flammable ground cover. Cigarette butts must be disposed of properly. 7. Alcohol & Illegal Substances When consuming alcohol outdoors, plastic containers only are permitted. Use of illegal substances or engagement in illegal activity of any kind will result in immediate eviction without refund. 8. Property Damage or Missing Items The owner reserves the right to terminate occupancy and evict any guest who violates these House Rules or causes nuisance to neighbors or the community. Guests are financially responsible for any damage, excessive cleaning, missing items, or repairs resulting from their stay. 9. Guest Registration Requirement All guests are required to complete a registration form including full name and date of birth for each guest, sign it, and return it no later than 3 days prior to check-in. House Rules and community rules will be emailed along with the registration form. 10. Hot Tub Hot tub is available for guest use at your own risk. Children must be supervised at all times. No diving, no glass in or around the hot tub. Guests assume full responsibility for any injuries, damages, or violations related to use. Any damage or misuse of hot tub equipment may result in additional charges. All posted hot tub rules must be strictly followed. Improper use — including but not limited to tampering with controls or equipment, draining water, leaving the cover off for extended periods, or adding soaps, oils, bubbles, or any foreign substances — is strictly prohibited. Any misuse resulting in required draining, refilling, chemical rebalancing, service calls, damage, or loss of use for incoming guests will result in additional documented service and remediation charges. 11. Popcorn Machine Please clean the popcorn machine thoroughly after each use. 12. Shoes Please remove shoes while inside the house. 13. Pets Pets are allowed with approval and applicable fees. Pet fee: $50 per pet, per night Pets are not permitted on furniture Guests must clean up after pets in the yard Pet owners are responsible for any pet-related damage 14.  * Booking Requirements * You must be 25+ to book, unless approved in advance. No 3rd-party bookings—the booking individual must be staying at the property. 
 Accurately input all adults and children when booking. Additional guests incur a $25/night fee per person after 6 guests.

 This is a 100% smoke-free, drug-free property. Smoking indoors will result in a deep-cleaning fee.
 Occupancy Limit

 Maximum of 12 guests, per township licensing and septic system limits.
 Pool & Beach Closures While rare, pool, beach, or other community amenity closures may occur due to staffing or maintenance issues. These are outside of our control, and no refunds will be provided for unexpected closures. Any fines imposed for violation of community rules will be at the expense of the guest(s). Hot Tub Use The Hot tub is provided for your enjoyment and relaxation during your stay. By using these amenities, guests acknowledge that use is entirely at their own risk. The primary renter agrees to ensure that all guests: • Use the hot tub safely and responsibly • Supervise children at all times • Follow all posted rules and safety guidelines • Do not bring glass in or around the hot tub • Avoid diving or unsafe behavior Guests assume full responsibility for any injuries, accidents, or incidents that may occur, including those related to water use, wet surfaces, or heat exposure. The host and property owner are not liable for any injuries, damages, or loss associated with use of the hot tub.
